About the building
The business units at Haagse Baan were delivered as shells and sold individually rather than let. Each unit has a ground floor of at least 30 m², a clear height of around 4 metres and a floor load capacity of up to 1,000 kg/m², with an unfinished concrete floor above. Buyers could opt for a glazed frontage instead of the standard overhead door, for extra height to allow a mezzanine, or for a ground floor and upper floor that could be used separately. The ground lease has been paid off in perpetuity. The units facing the street are intended for businesses that want to be seen, such as a showroom or a studio. Along the side of the building and the inner courtyard are the more functional units, suited to storage and office use. The building stands on the site of a wall that had until then been used for legal graffiti. Plans were announced in October 2013 and construction began in March 2015. The developer was PIKE Vastgoed BV from Utrecht. The project was financed through the Fonds voor Ruimte en Economie Den Haag, a municipal fund partly filled with European money. The zoning plan permits more than business use on the upper floor: offices, a studio, a workshop or storage, sports facilities and residential use. Residential use does require structural work that was not part of the basic shell delivery.
